Letting Agent Fined for Unsafe HMO Conditions
AM PM Estates, a London-based management company, was fined £66,550 after tenants were left in hazardous conditions in a six-bed HMO in Slough. Despite inspections and multiple opportunities to improve standards, issues persisted between May and August 2023. Violations included:
- Obstructed fire escapes and silenced alarms
- Dangerous disrepair (broken oven, poor hygiene)
- Unsecured access contributing to anti-social behaviour
The company breached 10 HMO management regulations and initially received a £77,925 penalty, later reduced by tribunal appeal. The property is no longer under their management.
